Will Your SMSF Auditor Accept That Valuation? Evidence That Passes (and Fails)

The fastest way to think about SMSF valuation evidence is from your auditor's chair. Under regulation 8.02B of the SIS Regulations, the auditor must verify that fund assets are reported at market value on objective and supportable data. They are not asking whether your figure feels right; they are asking what evidence sits behind it and whether they can verify that evidence. Documents that answer those questions pass. Documents that do not, fail, no matter who signed them.

What Evidence Passes an SMSF Audit?

  • Documented methodology: how the value was reached, not just the number
  • At least three recent comparable sales, genuinely comparable and adjusted for differences
  • Area profile and market trend analysis that puts the comparables in context
  • A named team member who signs the report, stands behind the figure and can be asked about it

A report with those four elements gives the auditor something to verify, which is precisely what the ATO's Verifying the market value of fund assets guidance requires of them. It does not need to be a $3,000 sworn valuation; a desktop report built on licensed sales data and documented methodology meets the standard for annual reporting in most cases.

What Evidence Fails, or Gets Questioned?

  • Kerbside agent letters with no comparable sales attached: an opinion without evidence
  • Stale valuations rolled forward year after year without updated support
  • Online price estimates with no methodology and no accountable author
  • Related-party rent set informally, with no market rent assessment behind it

The related-party rent point catches many trustees. If your SMSF leases commercial premises to a related business, section 109 of the SIS Act requires the dealing to be on arm's-length terms, and the auditor will ask for evidence that the rent reflects market rates. That means a market rent assessment supported by comparable leasing evidence, not a figure agreed around the kitchen table.

What Does It Cost to Get This Wrong?

If the auditor cannot verify your valuation evidence, the consequences escalate quickly: a qualified audit report, an Auditor Contravention Report lodged with the ATO, potential review activity, and administrative penalties. You will usually then need to obtain the compliant valuation anyway, under time pressure and with your auditor waiting. A rejected valuation always costs more than a compliant one would have up front.

How Do You Make Audit Season Uneventful?

Order evidence that is built for the audit rather than retrofitted to it: comparable sales, documented methodology, market context, and a personally signed report, dated as at 30 June. Give your accountant and auditor the same report, and there is nothing left to argue about.
