What the Business Does

Superfund Property Valuations (SPV) provides ATO-compliant property valuation reports for self-managed superannuation funds (SMSFs) and for capital gains tax purposes, Australia-wide. Reports are ordered online, require no physical inspection, and are used by trustees, accountants and SMSF auditors as market value evidence under regulation 8.02B of the SIS Regulations. SPV describes itself accurately as a team of independent assessors of market value. Its reports are not sworn valuations and are not prepared for mortgage security, litigation, insurance or family law purposes.

Pricing and Turnaround

Residential SMSF valuation report: $299 + GST, 8 to 10 pages. Commercial SMSF valuation report: $425 + GST, 9 to 12 pages. Rental appraisal add-on for commercial property: $125 + GST, also available on its own. Valuation dates more than two years prior to the current date incur an additional $100 + GST retrospective fee. Turnaround: 1-4 business days, Australia-wide. No payment is required at the time of ordering; the invoice follows delivery.

What Every Report Contains

5 to 10 comparable sales itemised in full, evidence sources listed, area and market trend analysis, a stated valuation methodology, and a personal signature. Reports are prepared using licensed access to national property data.
