Gross rental value vs market value

WA Rates Are Struck on Rent, Not Value

Landgate values every property in Western Australia for rating and taxing under the Valuation of Land Act 1978. For most homes and businesses the figure used is the gross rental value: an estimate of the annual rent the property might reasonably earn.

That figure is not a capital value at all, so it cannot stand in for the market value your fund reports. It is also assessed infrequently, roughly every three years across the metropolitan area and every three to six years in regional local governments, which means the number on a WA rates notice may reflect a market that has since moved a long way.

Over the 12 months to 31 May 2026, Cotality's Home Value Index recorded regional Western Australian dwelling values up 22.7% and Perth up 25.8%, the strongest growth of any capital. Both were sitting at their cyclical peak, and Perth values have risen 91.4% over five years.

No state makes the case for current evidence more plainly. A WA property last valued three or four years ago is being reported at a fraction of what it is now worth. For funds approaching the $3 million total super balance threshold that flows straight into the Division 296 calculation from 1 July 2026, and the fund is working from a number that no longer describes the asset.
