An online desktop SMSF valuation report typically costs $245 to $800 in Australia. Full sworn valuations run $2,000 to $5,000 or more, and free agent appraisals frequently fail audit without itemised sales. What Drives the Price

Price in this market tracks two things: whether a person inspects the property, and how much liability the provider carries for the figure. A sworn valuation includes both, which is why it costs ten times more. It is the right product for lending, litigation, insurance and family law, where those features are the point. For annual SMSF reporting they are not the point. The ATO’s test is objective and supportable evidence, and evidence is built from data, not from a walk through the living room.
